Three million dollars in deferred impact fees for 230 units translates to approximately $13,000 per door, a figure conveniently offset by anticipated revenues, or so they claim. Mountainlands Community Housing Trust managing the rental agreements is…acceptable, provided they maintain a strict aesthetic consistency. The design details, notably absent from this report, are crucial; I trust they aren’t proposing vinyl siding. The reliance on 60-80% AMI renters is, of course, financially driven, and the land contribution from the Wasatch County School District, while generous, simply demonstrates the interconnectedness of local dependency. One notes a projected construction start in Spring 2027 - a considerable delay indicating either a lack of preparedness or a calculated strategy to maximize returns. The muted palette of the project, I suspect, will blend seamlessly into the surrounding landscape, achieving a functional, if unmemorable, presence. It is a risk, certainly, but a calculated one, in a market demanding such assets.
